Friendswood
Friendswood is one of those places that surprises people. They expect a typical Houston suburb and instead they find a community with genuine small-town character, streets lined with massive live oaks, and a pace that feels completely different from the city just 22 miles away. It is one of my favorite areas to show clients, and honestly, if I did not already live in Pearland, this is probably where I would be.
Here is what makes Friendswood stand out, the schools are exceptional (both Friendswood ISD and the Clear Creek ISD portions), the community is tight-knit in a way that is hard to find in newer suburbs, and the long-term appreciation numbers are some of the strongest in the entire Houston metro. We are talking 83% over ten years. That is not just a nice place to live, that is a serious investment.

Friendswood has two very different personalities depending on where you look. The older sections, what locals call Old Town Friendswood, have that classic Texas charm with mature trees, larger lots, and homes from the 1970s and 80s that have real character. Then you have the west side with communities like West Ranch, which is a 766-acre master-planned community with resort-style pools, trails, and homes ranging from the $400Ks all the way up to $1.6 million. The Forest of Friendswood is another standout, a wooded community where lots regularly exceed an acre, completely surrounded by mature trees. It feels like you are in the Hill Country, not twenty minutes from NASA.
Speaking of NASA, that is a huge part of who lives here. The Johnson Space Center is about a 15-minute drive, which makes Friendswood the go-to landing spot for aerospace engineers, NASA contractors, and Space Center professionals. That proximity has shaped this community in ways you can feel, the schools are strong, the neighborhoods are well-maintained, and the property values reflect a population that invests in where they live.
One thing I always walk clients through is the county split. Friendswood straddles Galveston County and Harris County, which means your property taxes, school district, and even some city services change depending on which side of the line your home sits on. Galveston County homes are zoned to Friendswood ISD. Harris County homes go to Clear Creek ISD. Both are excellent districts, but the tax rates are different and it genuinely affects your bottom line.

West Ranch
Friendswood's premier master-planned community spanning 766 acres on the west side. West Ranch has a recreation center with a junior-Olympic pool, resort-style pool, splash pad, parks, and walking trails. Homes range from $550,000 to over $1 million, and everything is zoned to Friendswood ISD, including Cline Elementary, which carries a 10/10 rating. This is where most families looking for new or newer construction in Friendswood end up.

The Forest of Friendswood
If you want space, trees, and privacy, The Forest is unlike anything else in the area. Over 600 homes sit on generous lots, many exceeding a full acre, completely surrounded by a dense mature tree canopy. The community backs up to the 97-acre Frankie Carter Randolph Park and sits near Timber Creek Golf Club. Homes here hold their value exceptionally well, and the demographics rank in the top 15% nationally for household income.

Heritage Park
A peaceful, family-friendly neighborhood with ranch-style and modern traditional homes built in the 1990s and early 2000s. Most homes are brick construction in the 1,800 to 2,300 square foot range, priced between $225K and $450K. Heritage Park is zoned to Clear Creek ISD, not Friendswood ISD, which is an important distinction for buyers. It is a great entry point into the area for buyers who want strong schools and community without the premium of newer developments.

Old Town Friendswood
The original heart of the city, historic homes, Quaker heritage, and lush parks define this area. Streets are lined with mature oaks, lots are larger, and the architecture has a character that newer builds simply cannot replicate. Homes here tend to be from the 1970s and 80s, so buyers should budget for updates, but the charm and location are hard to beat.

Strong resale values and a tight-knit HOA keep this community consistent.

Friendswood Trails
One of the newer communities in Friendswood with homes ranging from $730,000 to over $850,000. What makes Trails stand out is what it does not have, no MUD tax. That is genuinely rare for a newer development in this area and makes a real difference in your monthly carrying costs. The homes are modern construction with premium finishes, and the community is zoned to Friendswood ISD. If you want new without the hidden tax surprises, this is the one to look at.

EDUCATION
Top Schools
Friendswood is served by two districts depending on which county your home sits in. The Galveston County portion is zoned to Friendswood ISD, an A-rated district known for small-town feel and strong academics. The Harris County portion goes to Clear Creek ISD, which is one of the largest and most respected districts in the region. Both are excellent, but the zoning affects your tax rate, so this is something I always verify for every home we look at.
COMMUTE
Travel Times
Friendswood sits between I-45 to the east and SH 35 to the west, with FM 518 and FM 528 as the main local corridors. If you work at NASA or anywhere in the Clear Lake area, the commute is almost nothing, 15 minutes on a good day. Getting into Downtown Houston or the Medical Center takes longer, especially during rush hour on I-45, but it is doable. The trade-off is that you get a quieter, more established community than what you would find closer to the city.

Things to Know Before You Buy
Property Taxes, Two Counties, Two Rates
Friendswood straddles Galveston and Harris counties, which means your total property tax rate depends on where your home sits. Galveston County homes see total rates around 1.99%, while Harris County homes run closer to 2.11%. Both are lower than many Houston suburbs, but the difference still matters when you are comparing specific properties. I pull this data for every home we look at so there are no surprises.
Flood Risk & Hurricane Harvey History
I am going to be direct about this, Hurricane Harvey flooded roughly 2,800 structures in Friendswood in 2017, including over 2,000 homes. The city sits near four waterways and has flat topography, which means drainage is a real concern during major storms. The good news is that voters approved $41 million in flood bonds in 2019, and the city has been actively buying out flood-prone properties and improving drainage infrastructure. We check FEMA flood maps on every single property, and I will walk you through what the flood zone designation means for your insurance costs.
Older Homes May Need Updates
If you are drawn to the charm of Old Town Friendswood or the established neighborhoods with mature trees, keep in mind that many of these homes were built in the 1970s and 80s. That means you may be looking at original roofing, older HVAC systems, and outdated electrical or plumbing. Budget for inspections and potential renovations, the bones are usually solid, but the systems may need attention. The upside is that you are getting significantly more lot space and character than newer construction offers.

Tips for Out-of-State Buyers
Income Tax vs. Property Tax, The Texas Swap
Coming from a state with income tax? Texas does not have one, which means you could save 5% to 13% of your income right off the top. But do not be surprised by the property tax bill, even though Friendswood's rates are lower than many Houston suburbs, they are still higher than what most coastal state buyers expect. For most people the math still works out in your favor, but I always run the full comparison so you know exactly what you are getting into.
The County Line Matters More Than You Think
Here is something most out-of-state buyers do not expect, Friendswood literally straddles two counties, which means your school district, tax rate, and some city services change based on which side of the county line your home sits on. Galveston County homes go to Friendswood ISD. Harris County homes go to Clear Creek ISD. Both are great districts, but the property taxes are different and it affects your monthly payment. This is exactly the kind of detail I walk every buyer through before you make an offer.
File Your Homestead Exemption Immediately
This is the first thing I tell every buyer after closing. Texas recently raised the school tax homestead exemption to $140,000, which can save you $1,500 or more per year on your property taxes. You have to file it yourself, it does not happen automatically. I will remind you, but seriously, do it the day you close.
